Burr Ridge Has Two Housing Markets. The Median Price Only Shows You One.

Burr Ridge Has Two Housing Markets. The Median Price Only Shows You One.

What if you pulled up two Burr Ridge listings, similar size, similar age, similar finishes, and one was priced $400,000 higher than the other? Would you assume the higher one is overpriced, or that the lower one is a steal? Neither guess would be safe, because in Burr Ridge right now, the number on the sign tells you less than the address it's attached to.

Through May 2026, the trailing 12-month data for Burr Ridge tells a story that doesn't fit into a single median. Detached single-family homes closed at a median sale price of $1,235,000, up 33.5% year over year, with an average sale price of $1,376,511. In the same window, attached homes, condos and townhomes, closed at a median of $500,000, down 8.7% year over year, with closed sales falling nearly 18% to just 37 units. One segment of this market is on fire. The other is cooling. Blend them into a single "Burr Ridge median" and you get a number that describes neither.

That split matters if you're comparing listings, but it's not the only reason two similar-looking homes can land on opposite sides of a six-figure gap. The other reason sits underneath the market data entirely, in the way Burr Ridge is drawn on a map.

The Line You Won't See in a Listing Photo

Burr Ridge straddles two counties. Part of the village sits in DuPage County, part sits in Cook County, and the boundary doesn't run along a highway or a river you'd notice while driving through. It cuts through neighborhoods, sometimes through streets that look identical from curb to curb.

That line carries real weight at tax time. Effective property tax rates on the DuPage side run around 1.74%, while the Cook County side runs closer to 1.90%. Both come in under the Illinois state median of 2.33%, so Burr Ridge as a whole is not a high-tax outlier for the region. But within the village, that 0.16-point gap compounds every year you own the home, and it shows up before you even get to differences in home price or lot size.

If you're comparing two properties with similar assessed values, ask which county each one sits in before you compare the tax lines side by side. It's a five-minute check against the county records, and it can explain a gap that otherwise looks like pricing inconsistency.

Three High Schools, One Village

The county line isn't the only invisible boundary running through Burr Ridge. School attendance boundaries zig-zag through the village too, and they don't track the county line exactly.

Homes in the Pleasantdale School District 107 boundary, concentrated on the north side, tend to feed into Hinsdale Central High School through Hinsdale Township High School District 86. Homes assigned to Gower School District 62 or Community Consolidated School District 180, more common on the south side, can feed into Hinsdale South, also part of District 86, or into Lyons Township High School District 204 depending on the exact address.

This is where local knowledge starts to matter more than square footage. A "Hinsdale Central" address carries a premium in this market. A "Hinsdale South" or "Lyons Township" address on a comparable lot, with comparable finishes, can represent a genuinely lower entry point into Burr Ridge without a real difference in the quality of the home itself. The tradeoff isn't school quality, both feeder patterns lead to strong, well-regarded high schools. The tradeoff is the label, and the market prices that label distinctly.

Because these boundaries don't run in straight lines, it's worth confirming the exact high school assignment for any specific address before you anchor to a listing's marketing copy. An MLS description can say one thing while the actual district map says another.

Reading the Detached Market Correctly

If you're shopping in the detached single-family segment, the 33.5% year-over-year jump through May 2026 tells you demand is concentrated and inventory is tight, not that every home in the village is worth a third more than it was last year. Days on market for detached homes averaged around 50 days in that same period, down about 11% from the prior year, which points to serious buyers moving with intent rather than a broad speculative run.

Subdivisions like Timber Trails, Turnberry, and Devon Ridge, along with the estate-scale properties fronting County Line Road, sit at the upper end of that detached range, where custom builds and larger lots command the steepest premiums. Move a street or two toward Carriage Way or Burr Oak Glen North and the same detached segment can look considerably more approachable, even before you factor in county or school differences.

The lesson for a buyer isn't that detached homes are simply "up." It's that a handful of high-value transactions in a market with genuinely low volume can move a median sharply in either direction. A single $2.5 million closing has an outsized effect on a median calculated from a few dozen sales.

Reading the Attached Market Correctly

The attached segment tells a different story, and it's worth taking seriously rather than dismissing as a fluke. A median down 8.7% and closed sales down almost 18% year over year through May 2026 suggests softer demand relative to the detached side, not a distressed market, but a slower one. For a buyer priced out of Burr Ridge's detached inventory, that softness can be an opening. For a seller of a condo or townhome, it means pricing has to reflect current absorption rather than last year's comparable sales.

This divergence is also a reminder that "Burr Ridge" as a search term covers very different products. A buyer comparing a $1.2 million detached home against a $500,000 townhome isn't comparing two points on the same curve. They're looking at two markets that happen to share a ZIP code.

What to Actually Ask Before You Compare Two Listings

Before treating any two Burr Ridge listings as apples to apples, it helps to confirm a few specifics that don't always show up in the listing description itself:

  • Which county the parcel sits in, and what the most recent tax bill actually shows, not just the assessed value on file
  • Which elementary, middle, and high school the address is assigned to, verified against the district boundary rather than the marketing copy
  • Whether the property is detached or attached, since those two segments are moving in opposite directions this year
  • How many comparable sales actually informed the listing price, given how thin the transaction volume is at the higher end

None of these questions require a real estate license to ask. They just require knowing that Burr Ridge isn't one market wearing one price tag.

A Few Questions Buyers Ask Us

Does living on the Cook County side always mean a higher tax bill? Generally yes, based on current effective rates, but the gap is modest, around 0.16 percentage points, and it interacts with assessed value and any exemptions on the specific parcel. It's a factor to check, not a dealbreaker on its own.

Is a Hinsdale South or Lyons Township address a worse choice than Hinsdale Central? Not in terms of school quality. Both feeder patterns lead to well-regarded high schools. The price difference reflects market perception of the name attached to the boundary, not a documented gap in outcomes.

Why do online estimates for Burr Ridge's median price vary so much between sites? Because the detached and attached segments are moving in opposite directions and transaction volume is low, especially at the top end. Depending on which segment, time window, and data source a site pulls from, the headline number can look very different even when nothing about the underlying market has changed.
